Our investment strategy focuses on opportunistic transactions where we can add value through credible value creation strategies across markets cycles.

  • Portfolios: preferred residential and office rented properties:
    • Urban regeneration project: new development with mixed uses
    • Residential land: only locations with hihg demand
    • Investment volume: from 5 MM € to 100 MM €
  • Mainly Barcelona and Madrid
  • Intensive asset management: zoning, development, lease, refurbishment, sale or others.
  • Receptive to any other good opportunity across any sectors, residential, office, hotel, logistics, industrial, retail, high street retail, healthcare or land.
  • We actively cooperate with intermediaries and invite you to present your deals.
  • The firm is constantly reviewing its investment strategy and has invested into different asset class and different management strategies in each cycle to find opportunistic angles:
    • 2015: acquisition of 1.100 dwellings and 2 Senior Residences (560 beds) located in Barcelona and Madrid. 
    • 2014: acquisition of Henkel´s headquarters in Barcelona close to the Sagrada Familia to be demolished and to develop a 182 room 4* Hotel and a residential development. 
    • 2010-2013: very active reviewing long portfolios (all uses across Spain) from financial entities, with Private Equity RE Funds
    • 2005-2010: acquisition of rented portfolios with residential and commercial uses, funded by PERE. Landmark transaction include the € 207 MM acquisition of the Barcelona-2 residential complex from Inmobiliaria Colonial / La Caixa and the € 40 MM acquisition from Inmobiliaria Habitat (while under court administration) of a residential complex in Poble Nou 22@ in Barcelona. 
    • 2003-2005: acquisition of centric trophy assets in Barcelona to reposition funded by private investors.
    • 1996-2003: acquisition of big brownfields for residential developments in Malaga, Almeria, Madrid and Catalunya, funded by banks and private investors.

BCP retain full control over all strategic, cash flow and management decisions and work with the best service providers in the market for less strategic tasks (construction management, sales execution, leases and sales).
